What is an EPC?
EPCs have been law on all rental properties since 1/10/2008.
EPCs rate a property’s energy performance and makes recommendations for improvements. Landlords are not obliged to carry out any recommendations. (sample)
What information does and EPC provide?
An EPC gives the property a rating between A to G based upon its energy efficiency. A = very efficient (meaning lower fuel bills) while G = inefficient (meaning higher fuel bills). It also shows the building's environmental impact by indicating its carbon-dioxide emissions. Tenants can gauge the energy performance this way before deciding to accept a tenancy.
When do Landlords needs an EPC?
From 2012 an EPC must be available to be able to market the property. There is no
need to obtain a EPC for an existing tenancy (prior to 1/10/2008), and once obtained, an EPC remains valid for up to 10 years.
If a valid EPC still exists when changing tenants a new certificate is not
required. This applies to both private and social sector landlords and tenants.
Where can I get an EPC?
