Landlord fees and optional services

Our Managed service includes most of our services, however if you choose our Rent Collect or Let only you may wish to use some optional services and the following rates will apply.  How to make payment.

A Welcome Pack helps settle tenants quickly with information about the property, utilities, community and what to do in the event of a problem.

Tenant check out service:

  • Non Managed Properties:
    You can request this service if required, includes utility meter readings (if possible) so you and your outgoing tenant can notify the relevant providers.
  • Managed Properties:
    This fee covers the cost of visiting the property and checking out the tenants, including comparing the tenancy to the condition of the professional, independent inventory prepared at the start of tenancy. Also collecting keys and all relevant documents. This appointment will be attended by the independent inventory clerk or a member of easilett team.

Gas safety inspection and certificate:

Optional service for all packages.

This cost is dependent on boiler make/model etc & how many gas appliances in the property, but typically it's IRO £75 including a boiler & cooker, then plus £17 each additional appliance. Fees & vat will be governed by gas engineers at time of works.

Withdrawal fee:
Only payable if you cancel once we have started marketing the property, or if you terminate an agreement and the tenant remains in the property. This fee includes notifying utility providers, if necessary.

Court attendance:

In the unfortunate event where you request easilett to attend court for you then this fee will be required per hour, plus expenses if any.

Overseeing major works:

If you require us to oversee major works for you, outside of day-to-day tenancy management or over £1000.00. 10% of contractor invoices.

 

 

 

Purchaser introduction:
