Optional services

Our Managed service includes most of our services, however if you choose our Rent Collect or Let only you may wish to use some optional services and the following rates may apply.

All fees shown include vat at the current rate.

 

SERVICE

Full management service:

Set up fee of (£240 + vat=£288) +12% inc vat (10% + vat) of monthly rent and includes advice, marketing, viewings, tenancy set up and full management service including monitoring all regulations and compliance during the tenancies. more

Set up fee of (£240 + vat=£288)+ 7.27% inc vat (6% + vat) of monthly rent and includes advice, marketing, viewings, tenancy set up and rent collect service. more

Let only service:

One off set up fee of  (£450 + vat=£540). Includes advice, marketing, viewings, tenancy set up then handing everything over to you. more

Re-Let / Tenancy Agreement fee:

To re-negotiate rent and/or prepare and/or new Tenancy Agreement. This service is usually for landlords who wish to renew their tenancy for another fixed term.

Security deposit holding arrangement:

Included FREE with Managed service.

Fee applies with 'Rent collect' and 'Let only'.
 

The law now requires the deposit money from all new tenants to be placed with a Deposit Protection agency, such as The DPS (Deposit Protection Service). We can deposit your tenant's security deposit with the DPS if requested, and both you and your tenant will be given a unique ID, to be used when it is time for you to return your tenant's deposit.

If you use our 'Rent collect' or 'Let only' service and wish us to process the start of tenancy then this additional fee will be required.
 

Check in service:

A Welcome Pack can be really helpful to tenants and help them settle in more quickly with a host of information about the property, utilities, community and what to do in the event of a problem. (Please note: You must provide us with the required information about your property).

Periodic property visits help to keep a check on how the tenant is treating your property and highlights any required maintenance.

Tenant check out service:

Non Managed Properties:

This service includes utility meter readings (if possible) so you and your outgoing tenant can notify the relevant providers.



Managed Properties:

This fee covers the cost of visiting the property and checking out the tenants, including comparing the tenancy to the condition of the professional, independent inventory prepared at the start of tenancy. Also collecting keys and all relevant documents. This appointment will be attended by the independent inventory clerk or a member of easilett team.

Gas safety inspection and certificate:
It is a legal requirement for landlords to ensure rental properties are checked each year and covered with a landlord's safety certificate. The cost depends upon how many gas appliances in the property but typically it's IRO £75 including a boiler & cooker, then plus £17 each additional appliance. Contact us to arrange this for you.

EPC (Energy Performance Certificate):
An EPC certificate covers the property for 10 years. We can arrange an EPC for you if requested. Contact us to arrange an EPC for you.

Inventory:
It could be potentially impossible to make deductions from a tenant's deposit without a professional inventory prepared before commencement of a tenancy.

 

We can provide an independent inventory service (including photos and in some cases video), which stands a greatly increased chance of supporting you in the event of a dispute. See inventories for more info.
