Application process

 

Just so you know all the steps, here's easilett's process when you apply to rent a property.

 

 

   

1.

APPLY FOR A PROPERTY:
When you find a property you'd like to rent you can simply Apply for it. You can also call us for an application form or download one, print off and complete. (Please visit Before applying first to ensure you understand the terms).

1a. Scan the application form/s and email to info@easilett.com. Or you can post your applications, or bring to the office in person.

 

1b. If the landlord accepts your application we will request your Holding Deposit.  (We will not ask you to pay your holding deposit until your application has been accepted by the landlord. Your application will then be passed to the referencing company for processing).

 

1c. If we fast track your application with Van Mildert you will receive a message inviting you to complete a simple online form (per applicant).


Should you require a Guarantor:

1d. If you require a Guarantor then your guarantor must also be referenced and provide their ID. The guarantor will be required to sign your Tenancy Agreement in addition to an contractural agreement to the Landlord that they will be responsible in the event you fail to meet the terms of your agreement. See sample Guarantor Agreement below.
 

1e. Once your application is approved we'll send you a 'What's Next' email with full details including tenancy start dates/appointments, summary of financial details and payment deadlines.

Here is a sample Agreement which shows a typical Guarantor Agreement via easilett. Ters may vary, please ask for a specific copy of Agreement relating to your Tenancy.

  AWAIT RESULTS:
The checks can be as quick as an hour or two or they could take days. This generally depends on how quickly the referencing company can confirm your details. If employers are slow to respond this can delay your application so please tell your employer to expect contact from a referencing company.
 

 

Once your application is approved we'll send you an email called 'What's Next' which contains full details of agreed  tenancy start date/appointments, summary of financial details and your payment deadlines.

   
3.

IDENTIFY YOURSELF:
You will need to provide proof of ID and Residence to us before your tenancy can start. We will need this for the Right to Rent checks that we are legally required to perform.

 

 

4.

PAY BALANCE 1ST MONTH'S RENT AND DEPOSIT:

Approx. 5 days before start date you will need to pay the balance of your 1st full month's rent and the agreed tenancy/security deposit payment. Payment details will be provided in the 'What's Next' email we will send you, but also here. (See Tenant Fees for more details).

   
5.

TENANT LIABILITY INSURANCE:
You are requires to take out insurance that protects the landlord’s property in the event of accidental damage caused during the period of tenancy. A Tenancy cannot start until Tenant’s Liability Insurance is in force. Typically, TLI costs approx £5pm and as part of the application process we will ask you to provide a copy of this. You can choose your own provider or if you wish you can contact Let Alliance to provide a quote.

   
6.

TENANCY START DAY:
Meet us at our office (82-83 High Street, LN5 8AA) at the appointed time (this will have been agreed in your What's Next email we sent to you following successful referencing checks). At this appointment you (and guarantor if required) will sign the documents, hand over keys and discuss the inventory process. This appointment can take up to 40 mins.

 

 

  Once all the documents are signed you can then move in your furniture and belongings.
