Right to Rent

Please be aware that the law now requires all landlords and agents to see, confirm and take a copy of required documents.


This Immigration Act 2014 makes it a legal requirement for landlords and letting agents to perform basic 'immigration status checks' on all prospective tenants before allowing a tenancy agreement to be signed. These checks are required regardless of whether you are a UK citizens or not. The law requires us to check everyone. The checks are usually a simple passport check if you're a UK or European citizen, or a simple visa/permit check otherwise.


What is the checking process?

ALL persons intending to live in the property will need to visit our office so we can check that:

  1. the documents are originals and belong to each person
  2. the dates for the the right to stay in the UK haven’t expired
  3. the photos on the documents are of a good likeness to each person
  4. the dates of birth are the same in all documents (and are believable)
  5. the documents aren’t too damaged or don’t appear to have been changed
  6. if any names are different on documents, that there are supporting documents to show why, eg marriage certificate or divorce decree

If you are arranging your tenancy from overseas, we MUST see/confirm the original documents before you can start living at the property.
