There are no hidden fees with easilett, and providing your rent is paid on time there are no further fees from easilett during the tenancy other than your initial Administration fee, which includes the checks we are obliged to carry out.
Please note that if you pay by cash/cheque there will be additional fees (see below).
The administration fee is a one-time payment, which is only payable once the landlord agrees to your tenancy. Simply submit your Application form and if the landlord accepts your application only then will we ask you to pay your fee.
This one-off payment of £198* per single applicant.
Note: As we are unable to get this fee refunded to us it is non returnable, even if you do not proceed with the tenancy.

The Holding fee of £150 is paid at the time of application and secures the property for you. It forms part of your 1st month's rent. The balance needs to be paid 5 days before tenancy starts (along with your deposit).
Note: The holding fee is not refundable should you not proceed with the tenancy for whatever reason, or if you fail reference checks.
DEPOSIT AND BALANCE 1st MONTH'S RENT PAYMENT
This payment includes the required security deposit (usually value of 1½ month's rent), plus the balance of your first month's rent. As we collect rents on 1st of each month your first rent payment may include a few extra days or a few fewer depending on the date your tenancy starts.
RENT PAYMENTS BY STANDING ORDER
We will provide you with a Standing Order to hand to your bank for your rent payments, which should be automatically deducted by standing order (usually by the 1st of each month), starting on the next 1st of month after your tenancy starts. To ensure your rent reaches our/your landlord's account in time (and to avoid your rent payments falling into arrears) the payment date will be a couple of days before the 1st of each month.

If you prefer to set up your Standing Order payments online yourself via online banking then please visit how to pay for our bank details. (If your tenancy is not managed by easilett then your landlord's bank details will appear on the standing order will provide to you at the start of your tenancy.

RENEW TENANCY AGREEMENT
If you wish to change/renew your tenancy agreement for whatever reason, then an admin fee of £55 will apply. You will be required to visit our office to sign and collect the document.
ADD PERMITTED OCCUPIER DURING TENANCY
If you wish to add a permitted occupier during the tenancy, then a fee of £99 will apply to cover the admin and checks we are required to carry out. Use the Application Fee payment details for this payment.
TO SURRENDER TENANCY AGREEMENT
If one person wishes to leave the tenancy, then providing the remaining tenant/s agree (and can afford) to continuing the tenancy, along with its responsibilities, then a surrender fee of £65 will apply to cover the admin required.
TENANT INVENTORY CONTRIBUTION
This fee of £35 covers the tenant contribution towards the property inventory.
If the landlord agrees to a pet then there will be a Pet Fee. This will be paid up front, is non refundable and covers the costs of our admin and a pet treatment after you vacate. At the end of the tenancy, after you have professionally cleaned the carpets, easilett or the landlord will pet treat the property so future occupants/landlord may be satisfied. Some people have allergies or need assurance that the property is flea free. A Pet License will be provided for all tenancies where the landlord has agreed to a pet. Pet Fees are generally IRO £120
At the end of the tenancy you will be required to pay £54 to cover easilett's costs to visit the property, check condition against the original inventory and process the deposit repayment.
At the end of the inital fixed period our Tenancy Agreements roll into periodic until you or the landlord end the tenancy. However, if you wish us to prepare a new tenancy agreement with new fixed period then the fee will be £55
Should easilett be required to arrange works for repairs or cleaning 'after' you have checked out at the end of tenancy then where applicable there will be a charge of 10% + vat on contractor costs.
CASH & CHEQUE FEE
Any cash/Cheque payments will incur a bank charge of £1/50 per £100. Online payments are free.
Where easilett are required to provide written references end of tenancy then a fee of £30 will be charged.
Only due in the event we need to contact you for overdue rent reminder / per email, text, letter, notification or phone call. £20
Only payable if any overpayments are made, to cover our time. £30 per overpayment
In the event of damage to items or Property that easilett need to deal with to rectify the damage either during or after tenancy then this fee will be payable plus the costs of purchased items and contractor labour. £50
CLEANING/CLEARANCE SERVICE FEE
In the event post tenancy, that easilett need to rectify dilapidations, arrange cleaning or clearance then this will apply. 10% + vat in addition to contractor costs.
Should easilett be required to arrange works for repairs or cleaning 'after' you have checked out at the end of tenancy then where applicable there will be a charge of 10% + vat on contractor invoices.
Where easilett are required to provide written references end of tenancy then a fee will be charged of £30

OTHER & PENALTY FEES
Ooops! The only other payment would be if your rent fell into arrears.
Arrears (Late Rent) Fee : £54
An initial £54 (inc vat) fee will be payable if your rent becomes payable immediately if rent is not received BY the rent due day, plus interest of 3% above Barclays base rate will be payable on the whole outstanding amount until the rent is paid in full. (THIS FEE CAN BE AVOIDED IF YOU PAY ON TIME)
Bounced or returned cheques : £30 (including vat)
A penalty of £30 is payable for any bounced or returned cheques. (THIS FEE CAN BE AVOIDED IF YOU PAY ON TIME).
Payments for the above must be made by online transfer, Bankers draft or if absolutely necessary then cash but this is not a preferred method. Personal cheques are accepted (payable to Easilett) but also not preferred, as this can take up to 9 days to clear.
CASH, CHEQUE/BANKER DRAFT FEE
For payments made by banker's draft, personal cheque or cash there will be an additional fee of £1.50 per £100 to cover our handling and additional bank transaction fees for using this method. This is not a charge from easilett - this is what the banks charge us for banking cash or cheques so we need to pass this on to you if you pay by cash or cheque. (This fee is not charged if you pay via online banking or direct into the bank).
Sorry, we no longer take card payments, due to the high bank charges, which we needed to pass on. Most tenants now use online banking, which is free.
