Tenant fees

There are no hidden fees with easilett, and providing your rent is paid on time there are no further fees from easilett during the tenancy other than your initial Administration fee, which includes the checks we are obliged to carry out.

 

Please note that if you pay by cash/cheque there will be  additional fees (see below).

ADMINISTRATION FEE

The administration fee is a one-time payment, which is only payable once the landlord agrees to your tenancy. Simply submit your Application form and if the landlord accepts your application only then will we ask you to pay your fee.

 

This one-off payment of £198* per single applicant.

  • An additional fee of £99* is required per additional applicant/permitted occupier.
  • If a guarantor is required, there is an additional fee of £65* per guarantor.
  • Company lets are £220 per application, + £10 per occupant

Note: As we are unable to get this fee refunded to us it is non returnable, even if you do not proceed with the tenancy.

 

* All fees include vat at the current rate.

PAYING YOUR ADMINISTRATION FEE

Once your application is accepted by landlord we will request this fee.

HOLDING FEE

The Holding fee of £150 is paid at the time of application and secures the property for you. It forms part of your 1st month's rent. The balance needs to be paid 5 days before tenancy starts (along with your deposit).

 

Note: The holding fee is not refundable should you not proceed with the tenancy for whatever reason, or if you fail reference checks.

PAYING YOUR £150 HOLDING DEPOSIT

Once the landlord accepts your application we will request your Holding deposit.

DEPOSIT AND BALANCE 1st MONTH'S RENT PAYMENT

This payment includes the required security deposit (usually value of 1½ month's rent), plus the balance of your first month's rent. As we collect rents on 1st of each month your first rent payment may include a few extra days or a few fewer depending on the date your tenancy starts.

PAYING DEPOSIT & BALANCE of 1st MONTH'S RENT

To ensure funds clear in time you need to pay your balance at least THREE DAYS BEFORE your tenancy starts. Your deposit will be sent immediately to the DPS (Deposit Protection Service) who will send you confirmation.

RENT PAYMENTS BY STANDING ORDER

We will provide you with a Standing Order to hand to your bank for your rent payments, which should be automatically deducted by standing order (usually by the 1st of each month), starting on the next 1st of month after your tenancy starts. To ensure your rent reaches our/your landlord's account in time (and to avoid your rent payments falling into arrears) the payment date will be a couple of days before the 1st of each month.

Online banking payment set up

If you prefer to set up your Standing Order payments online yourself via online banking then please visit how to pay for our bank details. (If your tenancy is not managed by easilett then your landlord's bank details will appear on the standing order will provide to you at the start of your tenancy.

TENANT INVENTORY CONTRIBUTION: £35

This fee covers the tenant contribution towards the property inventory.

 

TENANCY RENEWAL: £65

If you wish to change/renew your tenancy agreement for whatever reason, then this admin fee will apply. You will be required to visit our office to sign and collect the document.

 

PERMITTED OCCUPIER: £99

If you wish to add a permitted occupier during the tenancy, then this fee will apply to cover the admin and checks we are required to carry out. Use the Application Fee payment details for this payment.

 

TENANCY SURRENDER: £65

If any person wishes to leave the tenancy, then providing the remaining tenant/s agree (and can afford) to continuing the tenancy, along with its responsibilities, then this fee will apply to cover the admin required.

 

PET LICENSE FEE: from £120 to £200 depending on the size of property

If the landlord agrees to a pet then there will be a Pet Fee. This will be paid up front, is non refundable and covers the costs towards our admin plus a pet treatment after you vacate. At the end of the tenancy, after you have professionally cleaned the carpets, easilett or the landlord will pet treat the property so future occupants/landlord may be satisfied. Some people have allergies or need assurance that the property is flea free. A Pet License will be provided for all tenancies where the landlord has agreed to a pet.

 

ADDITIONAL PROPERTY VISITS FEE: £65

Charged if the Agent or Landlord needs to make visits to the Property in relation to rent arrears or tenancy issues, that are in addition to the 4 standard periodic visits per year. This fee is also payable if the Tenant does not respond to attempts to visit or make contact.

 

OVERPAYMENT FEE: £30 per overpayment.
Only payable if any overpayments are made, to cover our time.

 

CHECKOUT FEE: £54

At the end of the tenancy you will be required to pay easilett's costs to visit the property, check condition against the original inventory and process the deposit repayment.

 

REFERENCE FEE: £30

Where easilett are required to provide tenant references end of tenancy then this fee will apply.

OTHER & PENALTY FEES

Ooops! The only other payments would be if your rent fell into arrears or there are issues that need to be dealt with regarding damage, cleaning or lost items etc.

 

LATE RENT PAYMENT FEE : £65

An initial £54 (inc vat) fee will be payable if your rent becomes payable immediately if rent is not received BY the rent due day. Interest of 3% above Barclays base rate will then be payable on the whole outstanding amount until the rent is paid in full.

(THIS FEE CAN BE AVOIDED IF YOU PAY ON TIME)

 

ARREARS REMINDER FEE : £30
Only due in the event we need to contact you again for overdue rent reminder. This will be charged per email, text, letter, notification or phone call.

 

Bounced or returned cheques : £30 (including vat)

A penalty of £30 is payable for any bounced or returned cheques.

 

DAMAGE FEE: £50
Initial fee in the event of damage that easilett need to deal with, either during or after tenancy, then this fee will be payable plus the Admin Costs costs and purchased items/contractor labour.

 

ADMIN SERVICE FEE: 10% contractor/service costs

In the event post tenancy, that easilett need to rectify dilapidations, arrange cleaning or clearance then this will also apply in addition to the initial damage fee.

PAYMENTS
Payments for the above must be made by online transfer, Bankers draft or if absolutely necessary then cash but this is not a preferred method. Personal cheques are accepted (payable to easilett Ltd) but also not preferred, as this can take up to 9 days to clear.

 

CASH, CHEQUE/BANKER DRAFT FEE

For payments made by banker's draft, personal cheque or cash there will be an additional fee of £1.50 per £100 to cover our handling and additional bank transaction fees for using this method. This is not a charge from easilett - this is what the banks charge us for banking cash or cheques so we need to pass this on to you if you pay by cash or cheque. (This fee is not charged if you pay via online banking or direct into the bank).

 

CARD PAYMENTS

Sorry, we no longer take card payments, due to the high bank charges, which we needed to pass on. Most tenants now use online banking, which is free.
