Tenant fees

There are no hidden fees with easilett, and providing your rent is paid on time, and you return the property in the same condition there are no further fees from easilett other than your initial holding deposit, tenancy/security deposit.

 

Please note we do not take card or cash payments.

HOLDING DEPOSIT

 

A refundable holding deposit will be payable  equivalent to one week's rent. This will form part of your first month's rent

PAYING YOUR HOLDING DEPOSIT

Once your application is accepted by landlord we will request this payment.

PROPERTY/SECURITY DEPOSIT:

 

A refundable tenancy/security deposit will be payable  equivalent to five (5) week's rent. This will be held securely in our Deposit Protection Services account until you have handed back the property.

PAYING YOUR TENANCY/SECURITY DEPOSIT

After successful credit checks and referencing has completed we will request your Tenancy/Security deposit.

RENT

 

You will need to pay the agreed rent for the property.

 

RENT PAYMENTS BY STANDING ORDER

We will provide you with a Standing Order to hand to your bank for your rent payments, which should be automatically deducted by standing order (usually by the 1st of each month), starting on the next 1st of month after your tenancy starts. To ensure your rent reaches our/your landlord's account in time (and to avoid your rent payments falling into arrears) we advise you arrange the payment a couple of days before the 1st of each month.

PAYING RENT (& DEPOSIT & BALANCE of 1st MONTH'S RENT)

To ensure funds clear in time you need to pay your balance at least THREE DAYS BEFORE your tenancy starts. Your deposit will be sent immediately to the DPS (Deposit Protection Service) who will send you confirmation.

RENT ARREARS

You will be charged interest (3% above Bank of England's base rate) if your rent is late. You will have an initial 14 days, after which interest will be charged per day, from the first day your rent was late. We strongly advise you to ensure your rent is paid on time. 

PAYING RENT ARREARS

You should set up a standing order to pay your rent on time automatically each month. If you need to make an arrear's payment then please visit How To Pay

OTHER FEES

You will be charged fees for various other reasons. These can include:

  • Replacement of lost keys or other security devices, should we agree to deal with the issue then £15 + cost of items. Otherwise you will be responsible for the cost of a locksmith yourself.
  • Rent arrears (as mentioned above)
  • Any variation, assignment or novation of the tenancy that you request and to which your landlord agrees, including any change of sharers, pets, permitted occupiers, changes to rent payment date or other changes you may request. This will be £50 (inc vat) OR reasonable costs to the person receiving payment if higher than £50.
  • You will be charged interest (3% above Bank of England's base rate) if your rent is late. You will have an initial 14 days, after which interest will be charged per day, from the first day your rent was late. We strongly advise you to ensure your rent is paid on time. 
  • Accounting transaction fee of £30 per overpayment, eg; if you forget to cancel a payment to us and we need to administer the repayment.
  • Referencing fee of £30 is payable if we are required to provide end of tenancy references.
